Imagine the possibility of downsizing without actually having to downsize into closed, cramped quarters that see you bumping elbows and other sensitive body parts against furniture on a daily basis. Imagine going all in on the tiny living trend while still feeling like living in a brick-and-mortar home.
That's the kind of experience that only a park model tiny house can provide, especially a custom unit. Park models are tinies that still sit on trailers but can only be moved by special permit because of their size. Also because of their size, they're designed to stay put in one location, so you can't take them on the road like you would a more compact unit.

Still, park model tinies remain mobile dwellings and, as such, are perfect for downsizing. They're usually more of a premium product than standard tinies, but they also offer more features, better styling, and enhanced comfort over their smaller counterparts to justify the augmented price.

The latest iteration of the Urban Park Max model from Oregon-based builder Tru Form is a solid example of all of the above while also being the biggest unit in the builder's portfolio. The Urban Park Max was introduced in May 2022 as the largest model from the builder – and that's saying a lot since we're talking about a specialist in park models.

It's the equivalent of a luxurious condo on wheels based on the Villa Max model but styled like an elegant, modern home with all the creature comforts imaginable. It's gorgeous, in fewer words!

The video tour below should confirm that. While the Urban Park Max model isn't new, this unit is. It's a semi-custom one with an extra two feet (0.6 meters) in total length, so you're looking at a 39-foot (11.8-meter) long tiny with 10 feet (3 meters) of width and a total footprint of 390 square feet (36.2 square meters), not including the oversize loft over the main bedroom. It might be a tiny house by name, but this is not a tiny house by the most basic, literal understanding of the phrase.

The four-axle trailer carries a family home with several features you won't come across too often in this industry. For one, the main bedroom is on the ground floor and offers standing height, as well as enough space to hold a king-size bed and a closet extending the length of the wall.

Secondly, the loft over the bedroom is equally impressive in size, though it doesn't come with high enough ceilings to stand. There's a queen-size bed in there, surrounded by windows on three sides, a storage unit, and space to create an office space, a small lounge, or a kid's play area.

The ground floor also holds a residential kitchen with a dining table for four, a lounge in the center of the layout, and what can only be described as a proper, non-tiny bathroom with a flushing toilet, a tiled shower with a glass door, and a large sink with an equally large vanity.

Everything in this unit is designed for maximum comfort and durability, but there's also a vibe of understated luxury throughout. Everything in this unit is also blown up to size; even the entryway is "upsized," with a tri-fold glass door in lieu of the standard double French door. It's just perfect for opening up the space to the exterior, especially if you add a deck.

The tiny is all wood, both inside and out, with certain custom elements used for contrast. A limewash wall divider sharply defines the living room area and serves as the interior bathroom wall. Different textures combine to create non-physical delineations of areas, while color is used to brighten up or open up the spaces even more.

Appliances are top of the range, too. The builder doesn't go into specifics, but the video tour shows a Furrion hood over the three-burner gas range with oven. A washer and dryer unit is integrated into the cabinetry, next to the large fridge and freezer.

But the hottest selling point of a tiny house like this one is, without a doubt, the amount of space it provides. It's made to feel even more impressive by the expansive glazing that basks the home from all sides in natural light, the elegant styling, the custom cabinetry, and the fact that – for once – you're not really making too many compromises about your everyday comfort.

If you sensed a "but" with this presentation, here it is. This kind of comfort, elegance, and spaciousness don't come cheap. This particular unit, being a custom one, doesn't have a publicly available price tag, but Tru Form Tiny sells the Urban Park Max for prices starting at $187,000. Just to put things into perspective, that's for the 37-foot (11.2-meter) long model, with no customization whatsoever.
