There's no precise limit to how small you can or should go when downsizing, just like there's no clear classification to downsizing. That's good news for potential adopters of this lifestyle because it means more versatility and a wider range of choices.
As long as you're downsizing, you can do it on your own terms, based on personal preferences, your needs, and available budget. This applies both if you're looking for the smallest, cheapest, and most mobile unit and if you're in the market for a park model. This California-based builder is here to help you with the latter.

At the upper end of tiny living are park model tiny homes, units that are wider than the legally allowed 8.5 feet (2.6 meters) and which, because of it, can only be moved with special permits. Park tiny homes are still tiny homes but less mobile and with a considerably larger footprint, which means they're either suitable for larger families or more luxurious.

Olivewood is one such tiny home, and it fits both descriptions. It's the equivalent of a mansion to a family home, offering considerably more interior space and the kind of features and finishes you'd be hard-pressed to find elsewhere. It packs a bunch of awesome surprises as well, including a secret storage space, a fireplace in the living room, and a walk-in wardrobe attached to the master bedroom. That's not an exaggeration, either: this tiny has a real, sizable walk-in closet.

Olivewood is the work of KJE Tiny Homes from Fresno, California. The company delivers throughout the U.S. and specializes in rental units and privately-owned homes. The latter are all fully custom units, starting from a standard layout and spec sheet.

A good example of such a custom home is Olivewood, which was completed and delivered in 2021. The layout used for it is popular with KJE customers, with a slightly elevated master bedroom, a loft on the opposite end, a large bathroom and just as large a kitchen, and premium finishes. It's spacious enough to sleep as many as six people, including two occasional guests in the living room.

Olivewood was designed for just two, with the loft used for storage and the living room for leisure. As such, it's a proper mansion, measuring 34 feet (10.6 meters) in length, 10 feet (3 meters) in width, and 13.5 feet (4.1 meters) in height. The importance of that last part can't be stressed enough because standing height is a rarity in many tiny houses – and in all of those that have lofted sleeping areas.

This tiny mansion is able to offer standing height because the main bedroom is on the ground floor, sort of. In reality, it sits on an elevated platform, which means you only have to walk up five large steps to get inside, a considerable improvement over climbing ladders or steep steps with no handrails. The bedroom is separated from the rest of the house by a privacy wall and comes with a walk-in wardrobe – every woman's dream solution for downsizing without ditching prized fashion items.

And the surprises don't stop here because under the bedroom platform is a secret compartment that can also be used for storage. Hidden behind a small barn door, it looks more like a crawl space and would be just perfect for stowing away items that don't see frequent use.

At the opposite end is a large bathroom with a gorgeous corner glass shower cabin, a flushing toilet, a sink with vanity, and a laundry station with a washer and dryer combo. Over the bath is the loft, accessible by means of a removable ladder.

The kitchen and adjoining living room are located centrally, and both are larger than standard. The kitchen is packed with appliances, from a residential fridge to a gas range, an oven, and a microwave. The list of features includes a huge farm sink, granite countertops, and a walnut fold-down table that doubles as breakfast bar by the window. The living room is built around the electric fireplace with a wall-mounted TV over it and has enough space left for a comfy sofa on the opposite side.

Olivewood sits on a triple-axle trailer and has metal and cedar hybrid siding with shiplap interiors. It was delivered with a mini-split AC and heating, dual-pane low-e windows, and RV-style hookups for electricity, water, and sewage. Since KJE does only custom tinies, pricing is only available upon request, with the sole exception of units for which delivery doesn't go as planned, and the builder has to advertise their sale to secure a new buyer.

That's a roundabout way of saying that pricing for Olivewood isn't available. But just to give you an idea of the range for KJE builds, a similar house with a similar layout (except for the walk-in wardrobe and the fireplace, which were missing) was listed in December 2022 for $125,000. The bigger the house, the bigger the price – that has always been the reality on the housing market. It also applies to tiny mobile houses.
