Given their meteoric rise in popularity, tiny houses come with a very clearly-defined set of expectations, and it includes aspects like size (small), layout (basic), and finishes (ditto). Here's one tiny going all out to shatter those preset expectations.
Tiny living and the concept of downsizing have been around for more than a couple of decades, but chances are you've only heard it more frequently in the past three-something years. Tiny houses, one of the main ways to achieve said downsizing, are "in" these days because they promise to be the all-in-one solution to several problems, one more pressing than the other.

As full-time residences, tiny houses promise reduced monthly expenses, no mortgage hanging over the owner's head for 30 years, a reduced carbon footprint, and, more importantly, the ability to travel more. Tiny houses are equally versatile when it comes to use as rental units or RVs, so, really, what is there not to love about them?

Well, their size would be one thing. Lack of comfort and storage would be the other.

Vermont Cottage doesn't leave you much choice not to love it because it's bigger than a standard tiny and has plenty of comfort and storage options. This is one of the most recent builds from Vermont-based Roll'en Homes, a relatively new company that's working on building a brand on models with a decided log cabin inspiration.

Started as a one-person business in 2019, Roll'en Homes has grown considerably in time. Today, most build slots for 2023 are already taken, and that's because they strive to deliver tinies that are fully custom, high quality, and durable. They favor pine board interiors and either cabin or caboose-inspired exteriors, so if you see a Roll'en home rolling down the road, you're bound to recognize it as one.

The Vermont Cottage is also the largest project from the company, qualifying as a park model. That means that mobility is limited by getting a special permit to transport it. It sits on a 36-foot (11 meters) triple-axle trailer and looks like the lovechild of a converted caboose and a log cabin. It was designed as a family home on a two-loft layout, and it's very spacious – so spacious that it beats a city apartment in square footage.

It's extra wide, too, at 10 feet (3 meters), and those two additional feet (0.6 meters) over the standard make all the difference inside.

With sleeping relegated to one of the lofts, the space downstairs is dedicated exclusively to daily activities. The shiplap clapboard siding on the exterior is matched inside with ply walls, pine board flooring, and custom-designed and built maple cabinetry (with Corian countertops for durability and contrast). This gives it a very clean, rustic, and yet minimalist vibe inside.

The ground floor holds a very spacious living room, which this particular owner chose not to clutter with a sofa, opting instead for a storage-integrating bench. The L-shaped kitchen has all the appliances and space you'd need to prepare gourmet meals, including an oversize fridge and freezer integrated into the staircase leading up to the main loft.

The bathroom is at the other end of the trailer and is surprisingly spacious as well. There's a large tub and shower in there, a stacked washer and drier within a specially designated laundry area, a sink with vanity, a toilet, and the utility room. Whereas most tinies will sacrifice space in the bathroom for a few more square inches of kitchen or bedroom, the Vermont Cottage defiantly refuses to.

Storage is available in the stairs leading up to the sleeping loft, in the smaller loft, and on an elevated platform at the base. The same platform also holds a cabinet but could be re-optioned as a home office. Like many other tint house builders, Roll'en Homes is open to working with owners on every detail, from the layout to the finishes and appliances.

This one got LG appliances, a mini-split for heating, cooling, and dehumidifying, and a Rannai on-demand water heater. The toilet is a standard flushing one. The home is offered with soy-based spray foam insulation, which, together with the mini-split system, ensures that it's comfortable for use throughout the year.

Because Roll'en Homes chose to focus on "making completely customizable and affordable tiny homes," they don't have a lineup of models. Instead, they offer layouts to start from, either toward a full custom build or as shells. That means that pricing is only available on request after consultations with the future owner, so there's no tag available for Vermont Cottage.

But if this kind of oversize tiny home matches your idea of downsizing, Roll'en Homes says that a 10x36-foot (3x11-meter) models start at roughly $90,000 – to which you add everything else you see inside. Like everything else in life, if a tiny house is custom, it'll cost you more.
