The idea of downsizing in luxury might seem like a joke, and not necessarily a good one to boot, but it's reality. Luxurious downsizing is the fanciest form there is of downsizing – and a home like the Noyer XL is a good example of how it can be achieved.
Tiny houses are still riding the wave of popularity, as is downsizing through other housing options, most of them mobile. The tiny house trend took root in the early 2000s when environmental concerns led to a concrete proposal of reducing one's daily carbon footprint by moving into trailer-based diminutive homes.

Today, tiny houses are still focused on sustainability, even if not openly so. The mere fact that owners downsize their lifestyle brings about a reduced carbon footprint, so a smaller impact on the surrounding environment. Then, many tinies have off-grid capabilities like composting toilets, integrated water tanks, and solar systems, and that too means a smaller carbon footprint.

With a reduced carbon footprint also come reduced living costs. Tiny houses favor a more errant lifestyle since they're built on top of trailers, which, in turn, helps with leading a more intentional, happier, and less stressful life.

Tiny living is a sum of amazing things, but it doesn't seem like "luxurious" is anywhere on that list. Well, allow Canada-based builder Minimaliste to have a word: tiny living can be super-fancy, if you know where to look and, most importantly, if you can afford it.

Minimaliste has been a remarkable presence on the tiny house market for years, introducing the Noyer XL model in 2022. That one, too, was an upgrade to an existing model, the Noyer, and it brought extra space, extra features, and a more family-friendly environment.

The Noyer XL proved the best-selling model of that year, so, of course, Minimaliste is bringing it back for 2024 with certain upgrades that make it even better. They also make it slightly bigger (but every little inch counts with a tiny house, as you must know), more stylish, and more convenient. Whereas the original Noyer XL was more of a semi-permanent home, the upgraded Noyer XL is ideal as a permanent mobile home for the entire family.

There is a "but," as you probably sensed. It's contained in the "XL" in the name, and it refers to the fact that this model is a park one. This makes this tiny house movable only under special conditions and with a special permit, which means reduced mobility. That's the compromise you have to make if you want to downsize luxuriously: give up some mobility for the extra space and features.

The 2024 Noyer XL is 38.5 feet (11.7 meters) long and 10.5 feet (3.2 meters) wide, so it's slightly longer and wider than its predecessor. However, like that one, it's based on a triple-axle trailer and retains the same layout, which has now been upgraded to include even more amenities and a decidedly more stylish styling.

The sleeping capacity has also remained the same: four people on a permanent basis, two in the ground-floor bedroom, and two more in the queen-size bed in the loft, but the upgraded model can also sleep two more on an occasion basis. The couch in the living room could double as a bed for overnight guests.

The living room is still located on an elevated platform that hides an incredible amount of storage in deep drawers and a section where you could house the batteries for a future solar panel array to take the home off the grid.

The kitchen is now sleeker yet more packed with convenience, featuring everything from a gas cooktop and oven, a residential-size fridge and freezer, a deep sink, and more than enough pantry space. The dinette area in the original has been replaced with an L-shaped breakfast bar with stools, which allows for the integration of even more storage options.

The bedroom is at the end of the trailer, accessible by means of a long hallway that holds the laundry station (complete with washer and dryer) on one side and the compact but full bathroom on the other. The loft is located directly above the bathroom, which means you get plenty of headroom in the bedroom.

Both bedroom and loft feature even more storage – there's a proper wardrobe with hanging space in the ground-floor bedroom, which is as rare a feature in a tiny home as the hallway itself.

Like the original model, this Noyer XL is built with SIPs (structural insulated panels) and has great insulation values and airtightness, rendering it ideal for year-round use even in Canada's extreme temperatures. The unit showcased in the video tour below has an RV-style hookup for utilities but, like most Minimaliste models, it could be customized on request.

It'll cost you, though. Minimaliste has yet to detail this unit beyond the video tour below, but as a reference, you should know that the original Noyer XL starts at $154,500. This one probably comes with an upgraded price as well, and it will increase as you start the customization process.
