Compact, energy-efficient houses are becoming more and more appealing to folks from all walks of life, especially since tiny home designers have started taking cues from luxe mansions and are now integrating all kinds of upscale amenities into their designs. As a result, tiny homes have evolved considerably in the last few years, pushing the boundaries of small living and proving that anyone can live tiny and comfortably at the same time.
Modern Tiny Living is one of the leading tiny house companies that can build whatever you have in mind. The Ohio-based builder never ceases to amaze with its beautiful and innovative designs, most of which include scaled-down versions of luxury features. The most recent unit delivered by the skilled team at MTL is called Sangja and is based on the builder's highly popular Catalina model.

With a length of just 28 feet (8.5 meters) and an ingenious layout that makes room for all the amenities one needs for care-free living, this tiny home on wheels strikes a perfect balance between portability and comfort. Moreover, it comprises luxury features and sophisticated details that you don't normally find in typical tiny homes, such as a standing-height master bedroom on the main floor, a generous dining area, full-size appliances, and even a bathtub, all of which contribute to elevating the tiny living experience to new levels.

The new Sangja sits on a triple-axle trailer and boasts a modern exterior design with black engineered wood siding, cedar accents, and an asymmetrical gable roof that creates an imposing, dynamic silhouette. Oversized windows, a skylight, and clerestory windows ensure the interior is luminous and airy. Moreover, their strategic placement in the common living areas creates a seamless indoor/outdoor connection, allowing those inside to feel at one with their surroundings.

The well-proportioned interior comprises a spacious living room, a well-kitted-out kitchen, a downstairs bedroom, a large, modern bathroom, and a queen-sized loft. The layout harmoniously blends private rooms with common, open-space areas, and though there are separating walls, this luxurious compact dwelling still provides a sense of openness and spaciousness. The master bedroom on the ground floor, for instance, is separated from the lounge through a custom pocket door, but you can slide it open during the day and enjoy the seamless flow between the two areas.

The contemporary interior design is characterized by simplicity, clean lines, and a neutral color scheme. Maple plywood walls dominate the entire house, complemented by a custom brown vertical slat wall and a black accent wall in the living room, which add visual interest and subtle sophistication to the lounging area.

As you enter through the glass door, the first thing you see is the living room, which houses a large sofa with integrated storage and a footstool on wheels that can double as a coffee table or an ottoman if you put some matching cushions on it.

The lounge easily connects and communicates with the kitchen and dining area, offering a unified, informal space that can host a variety of activities, including entertaining, office work, as well as cooking and eating.

The kitchen looks elegant and luxurious thanks to a great combination of custom black and brown maple cabinets, Corian and brown maple butcherblock countertops, and a stylish honeycomb-patterned backsplash. Modern appliances, including a big sink, oven, propane stove, and stainless refrigerator, add to the sleek design while also ensuring full functionality. Another interesting feature in the kitchen space is the peg wall with moveable shelves on the refrigerator, which helps keep utensils, glasses, and whatnot within easy reach.

One of the highlights of the design is the beautiful high-top bar table outfitted with custom hickory wood countertops and stool seating for two. This clever setup has multiple functionalities. Besides providing the dream nook for eating, it is also a great place for working from home or just catching up with family and friends. And because it's placed under a large picture window, you can also enjoy the fresh air and beautiful views while doing so.

The bathroom inside Sangja is another standout feature. It's modern and stylish, with beautiful honeycomb tile on the shower wall and flooring and black custom cabinetry. Separated from the rest of the house through a frosted glass pocket door, it is fitted with a freestanding tub that also has a built-in shower, a custom vanity that incorporates a washer/dryer combo unit, a vessel sink, and a Nature's Head composting toilet. It also features a closet with shelves and a cabinet above the toilet for additional storage.

As for sleeping arrangements, this compact home can comfortably accommodate up to five people between two bedrooms and the living room couch. The master bedroom downstairs is compact and only fits a built-in platform bed with huge storage drawers and some shelves, but it offers privacy, standing height, and incredible views through a large panoramic window.

The secondary sleeping space is in the loft and can be accessed via a removable ladder. It is spacious enough to fit a queen-size bed, features a privacy wall, and offers decent headroom thanks to its placement right beneath the gable roof.

The Sangja tiny home is more than meets the eye, though, with additional creature comforts including a double ductless mini-split unit, PrecisionTemp propane water heater, water tanks, and more.

Since Sangja is a custom model, we have no information about pricing, as it can vary greatly based on finishes, appliances, customizations, and materials used. It's worth mentioning that the standard Catalina model it is based on starts at US$125,000.
