How small can a family home go before it stops being a family home and becomes a cramped space where everybody is in everybody else's business and private space? If that's your take on tiny living, especially as regards larger families, the Magnolia might just get you to reconsider.
Tiny living is very popular these days for a variety of reasons that range from the need for more affordable housing to a desire to spend more time outdoors, on the road, and living intentionally. Tiny houses, once considered a niche product reserved exclusively for hipsters keen on environmentalism, are now regarded as a compromise solution that addresses many of these problems.

Depending on size and features, tiny houses can offer sleeping and living arrangements for one or two occupants or the entire family, though there's still the misconception that they can't possibly work in the long term for larger family units. The Magnolia can, thanks to its innovative layout that integrates no less than eight berths. Even better, it does so while remaining road-legal.

Magnolia is a variation on the Mobi 03 model from the Poland-based builder MobiHouse, one of the most prolific companies in this segment of the market in the EU. The Mobi 03 is a flagship model introduced a few years ago, but the Mobi 03 Magnolia is a relatively recent addition to the lineup. It's also a very beautiful and highly practical unit, designed with a large family in mind.

By definition, tiny living is about... tiny living. It involves downsizing from a brick-and-mortar home or a city apartment to a more compact unit, preferably on wheels so that you cut down your carbon footprint and reduce your expenses in the process. The smaller the home, the more mobile it is, and this means builders have to get really creative to work with as little space as possible in order to offer the most features.

The Magnolia does the same, too, so it's a bona fide family home while still road-legal. Based on an 8.4-meter (27.5-foot) galvanized trailer with three axles, it has a wooden frame, wood paneling, and all-wood interiors. MobiHouse has a soft spot for Scandinavian spruce, so it uses it here as well, painted in stark white for the walls with dark floors for contrast.

The tiny has a two-loft layout but adds a master bedroom on the ground floor for maximized comfort. Not everyone is a fan of climbing ladders or going up the stairs to go to bed, you know? This bedroom gets additional privacy by means of a lockable pocket door.

One loft sits on top of the bedroom, while the other is over the bathroom at the opposite end of the house. One is accessed by means of a fold-down ladder (which could be upgraded to proper stairs), while the other is by means of a storage-integrating staircase that does double service as a kitchen storage unit.

The kitchen is situated in the center of the trailer, on either side of it, and features an electric fridge, an induction cooktop with an extractor, plenty of shelving, and plenty of countertop space. There's even a small dishwasher in here – a surprising but most welcome addition considering how many people would be living inside.

Speaking of, the eight-berth arrangement is entirely up to whoever moves into the Magnolia. Either one or both lofts could be used for storage, and the living room couch could remain just that, a lounge space. But if need be, they can all serve as bedrooms with double beds and some storage options.

The bathroom is also surprisingly large for a mobile home. It holds a flushing toilet, a sink with vanity, and a shower cabin, with a wardrobe that hides the water boiler.

Like all other MobiHouse units, the Magnolia is designed for year-round living, with glass wool insulation in the walls and ceiling and styrodur in the floors. The unit shown in the video tour below includes extras like a TV, AC, entrance stairs, towel and clothes hooks, and the MobiHouse table with chairs.

There's no large dining table seen anywhere in the video, and the modular MobiHouse table could probably seat four at a squeeze. Just because the Magnolia is able to sleep an entire, 8-member family in a relatively compact space doesn't mean it doesn't make compromises elsewhere.

Pricing of MobiHouse tinies is only available on request, and we're yet to receive a response to our queries. The company says they offer advantageous pricing and cite the reasons for not listing a price list as fluctuations on the market of source materials and further customization requested by the client.

That said, MobiHouse lists another variation of the Mobi 03, called Aloes, as their cheapest build ever – but they don't go into specifics of what that might mean in figures.
