The luxury real estate market has a very narrow and extremely fascinating niche: that of $100+-million properties that aim to offer the ultimate, complete experience of a resort compound. The most recent addition to that small niche is Unica, a new compound in East Gate Bel Air, California in the United States.
Unica is technically a mansion, but practically a resort-style compound or, as the listing calls it, a “trophy estate with rare amenities and luxuries of resort living.” It’s a massive, sprawling, 8-bedroom, 21-bathroom Mediterranean villa with several pools, several bars, private cinema, basketball court, and a 20-car auto gallery. And these represent just the top of the iceberg in terms of luxury amenities.

With a price tag of $100 million (up from the $75 million it was listed a while back, when it was still in construction), Unica is built for the discerning billionaire, the kind that loves to party, unwind and, more to our interest, collect cars. The winding driveway includes a giant waterfall and a circular motor court, ideal for guests to leave their rides while they party inside.

On the lowest level, next to an NBA-style basketball court, there’s additional parking space in the form of a gallery that can fit no less than 20 vehicles. This being a new construction, there are several charging ports for your electric vehicles, as well as the possibility of further customizing the space to better showcase the decent collection within. If that’s not impressive enough, the basketball court turns into a nightclub at the press of a button.

Speaking of levels, Unica has four of them, each dedicated to a different purpose. “The house flows very well. Each floor has a distinct purpose,” the developer said in an LA Times interview before construction was finalized. “There’s a floor for living, a floor for partying, a floor for wellness, and the top floor holds all the bedrooms.”

The auto gallery and the basketball court are on the floor reserved to partying, which also includes a 36-seat private cinema, a temperature-controlled 1,200-bottle wine cellar and a separate tasting room. The wellness floor comes with an Olympic-size saltwater pool for laps, a gym, and a spa with steam and sauna rooms and ice bath, as well as a fully-fledged beauty parlor where the owner and guests can get massages or pedicures.

The living floor has a massive, showcase kitchen with a center island made of petrified wood and only the finest luxury fittings. Behind this kitchen is the operational one, where, presumably, you can get cooking without fearing you might cause thousands of dollars in damage by being unskilled or too careless. The upper floor has two master suites and no less than six guest bedrooms.

Elsewhere, Unica comes with no less than 8 bars scattered without, so you know you’ll never go too long without a refill. There’s a private elevator to keep you from tiring yourself from walking up and down the stairs, another massive TV screen outside by the infinity pool with waterfall and jacuzzi, six fireplaces, a modern recording studio for the artist in you, and only the finest in Italian marble and wood used for furnishes.

Unica has 41,000 square feet (3,809 square meters) of living space, private quarters for staff and security on the lower level (together with a third, separate service kitchen), and terraces all around, accessible through generous glass pockets. It is sun-drenched and isolated on top of a hill, so you can always relax with a book by the pool or on any of the many terraces available.

Unica comes with “top-of-the-line smart-home technology including Circadian Rythm lighting (the largest home with this rare technology) Lutron (light & shade control), Crestron (audio video distribution), Savant (automation control), custom Samsung wall video boards, [and] commercial grade WiFi,” the listing says. This compound is also smart, not just a looker. Just in case you were wondering.

It represents the “pinnacle of luxury living” and comes with a price to match: $100 million. But it’s a “once-in-a-lifetime opportunity” to own your own private resort in California, as per the same listing, so don’t let a meager $100 million stop you from seizing that opportunity.
